The average price of a home in El Paso County for June of 2021 was just released by our local MLS and stands at $502,961, up 25% from a year ago! There’s a 47.5% less active supply from a year ago … and just 0.4 months, or 12 days supply of inventory. Is this going to get better? Is this going to get worse? What does the market hold? Qualitatively, we are seeing a bit more inventory and more houses for our buyers to look at right now at least (in the past couple weeks) … but everyone is asking themselves, how long will these conditions last?

Besides the difficulty of finding a home, the rental market is also seeing limited inventory. It's ultimately a supply and demand issue. So, what can you do while you're on the sidelines waiting to buy? SAVE! Cash is king and having the appraisal difference is huge for winning an offer.

When will the low inventory change? There is a nationwide home shortage of 4 million homes. The shortage has been building up for years since the recession. There’s also been a moratorium put on foreclosures since the pandemic. There are 2.7 million homes in forbearance right now, however they may not eventually be sold at discounted rates. Another cause of the low inventory is the outside companies coming in and buying homes. While some of the circumstances may change, some outcomes may stick around permanently. For example, there’s more value put on the home that’s chosen since people are spending much more time at home.

Being prepared in real estate doesn’t just apply to sellers, but also to buyers. It’s an extremely tough market for buyers and not everyone should be buying right now. Above all else, any potential buyer must have their finances in order before they begin their search. One of the most important steps is to get a pre-approval. It shows that you are fully approved on the offer you are writing - which makes a big difference to a seller. You also need to have the additional funds available beyond the appraisal. If there’s no safety net of savings beyond what you’re spending on your home, then it may be best to wait to buy!
