Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children.    Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives.  The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community.   It is so easy for us to judge, assume and point out everything wrong with the way people act, speak, think and do everything. I’m noticing the more we do this the less we take care of how we act, think, speak, and do things. I wonder if we do this as an excuse not to work on our personal development. What if we shift our focus from them to us…what would we see? I challenge you -for the next 3 day -Become Aware of Only Yourself. Our thoughts The words we use Our Actions Our Reaction to what’s happening Our letting go of grudges and choosing to forgive Are we ready to take 100% responsibility for yourself? When we do- we start changing - our views, our thoughts, our relationships all for the better. If nothing changes in ourselves, nothing will change in our relationship with yourself, and others. What needs to change in us? The great thing is we can’t control anyone. Only ourselves.    What can I do now to make these changes?   Click here to become the next Jake & Gino Youth Academy Member: Youth Academy

AJ Harbinger is one of the world’s top relationship development experts. His company, The Art of Charm, is a leading training facility for top performers that want to overcome social anxiety, develop social capital and build relationships of the highest quality.   Raised by a single father, AJ felt a strong desire to learn about relationships and the elements that make them successful. However, this interest went largely untapped for many years. Following the path set out for him by his family, AJ studied biology in college and went on to pursue a Ph.D. in Cancer Biology at the University of Michigan. It was at this time that he began to feel immense pressure from the cancer lab he worked in and began to explore other outlets for expression. It was at this point that The Art of Charm Podcast was born. The Art of Charm Podcast would go on to become one of the largest and most successful lifestyle podcasts in the world. What started out as two graduate students conversing and laughing in a basement in Ann Arbor has turned into a top rated podcast and highly sought after coaching business.    Today, AJ and his co-founders teach people from all over the world how to create, develop, and maintain top business and personal relationships. It is often said that the best learning can be found in teaching a subject – for AJ, it was in coaching others towards success, that he was able to rekindle his own confidence and passion. The love of science and the desire to understand relationships at an elemental level had stopped being separate paths and interests for AJ and now merged into a single focus.      From an early age, Johnny Dzubak was driven by passion.  He grew up in Greensburg, Pennsylvania, a town strongly associated with coal mining, and in a family that had been solidly blue-collar since it had come over from the Old World.  Over the last 40 years, many of these towns have become economically devastated, and Greensburg was no different.  Searching for an opportunity, Johnny left home at the age of 21 for Chapel Hill, North Carolina.   There, Johnny worked in promotions and publicity for musicians and shows and learned the art of persuasion and influence. But boredom crept in and Johnny began to take an interest in self-development.  Never one to take things lightly, he went “all in” and began reading and learning about the subject voraciously.   The research into self-development, combined with this on-the-ground experience dealing with people on a daily basis, led to a gig, as Johnny took a part-time position up in DC helping a personal development company with weekend boot camps.  One fateful weekend, Jordan and AJ Harbinger were visiting the program that Johnny just happened to be a part of as an instructor and as “fate” would have it, spent time that weekend becoming fast friends and discussing plans of what would become the mission of the Art of Charm.   Part of what Johnny has always loved about music is the ability to create lasting art.  At the Art of Charm he gets to work with people, and instead of tuning guitar strings, he’s strengthening heart strings.  He’s creating art within people, by having them seek out what they are passionate about in direct ways, by confronting the past, to calibrate a present, to achieve a future.  It’s not music you can hear, but it is the changes you can see.  While he doesn’t believe he has all the answers, he certainly has quite a few, and he’s dedicated to continuing to study and never being satisfied with where he is either personally or professionally.   They speak with us about personal development, partnership and propinquity.   theartofcharm.com   The Rundown On The Road Gino’s Birthday Pittsburg Music Industry Uncertainty Hard Questions Self Development Graduate School Who You Know Podcasting Partnership New York City Generosity Providing Value Listening Developing Relationships Self Expression Psychology Silence is Golden Media Merry-Go-Round Airplane Mode 5 Listening Skills Analytical/Emotional Coaching Engagement Core Values Small Talk Inexperience Distractions Presence Self Sabotage Coping Mechanisms Excuses Credibility Propinquity Builds Trust Habits For Success   Check out our Upcoming Live Events!   Subscribe to our Youtube Channel for lots of great content!   Buy our new book The Honey Bee! Will Coleman and Mike Taravella Interview Paul Moore of Wellings Capital.   Key Information: 1031 Exchange: A swap of one investment property for another in order to defer capital gains and appreciation recapture taxes. Pros:       1) Capital gains tax deferment      2) Higher leverage to be used on a new investment property Cons:       1) A timeline of 45 days to find a replacement property following the sale of a property.       2) Complete compliance with strict rules and regulations associated with the 1031 agreement.      3) Lack of negotiating power during acquisitions. Common 1031 Myths:  You must have equal equity and debt for the next deal, following a sale. You must hold a property for two years. Delaware Statutory Trusts (DST): A syndication which satisfies the terms and conditions of a 1031 exchange. The downside of DST’s is the lack of control over the investment, the restrictions on investing in high value add assets, and the high commission and fees charged.   Expert Pro Tip: “Understand the difference between investing and speculating” Contact Information: Wellingscapital.com   To register to invest with us: https://invest.randpartnersllc.com/invexp/accounts/login/ Rand CRE's Facebook: https://www.facebook.com/randcre Rand CRE's Linkedin: https://www.linkedin.com/company/randcre Rand CRE's Instagram: https://www.instagram.com/randcre

Will Coleman and Mike Taravella discuss why it's important to build banking relationships. Key Information: Bankers are not interested in short term relationships, they want to build long term relationships that span the course of at least 10-15 years. Banks want to pursue relationships in which a person or business will be making regular deposits into their bank accounts.  Lending amounts are limited by the amount of money deposited into a bank's accounts. For every one dollar deposited into an account, a bank is able to lend out ten. Communicate to your banker how much money you plan on depositing into your accounts in order to build a better relationship. Discuss with your lender what kind of experience you have even if it is not real estate related. Having a highly technical job will communicate to your lender you are a competent and trustworthy borrower.   Expert Pro Tip: “Start building banking relationships early” Contact Information: miket@randcre.com will@randcre.com   To register to invest with us: https://invest.randpartnersllc.com/invexp/accounts/login/ Rand CRE's Facebook: https://www.facebook.com/randcre Rand CRE's Linkedin: https://www.linkedin.com/company/randcre Rand CRE's Instagram: https://www.instagram.com/randcre

Harry S. Dent Jr. studied economics in college in the ’70s, but found it vague and inconclusive. He became so disillusioned by the state of his chosen profession that he turned his back on it. Instead, he threw himself into the burgeoning new science of finance where identifying and studying demographic, technological, consumer and many, many other trends empowered him to forecast economic changes.    Since then, he’s spoken to executives, financial advisors and investors around the world. He’s appeared on “Good Morning America,” PBS, CNBC and CNN/Fox News. He’s been featured in Barron’s, Investor’s Business Daily, Entrepreneur, Fortune, Success, U.S. News and World Report, Business Week, The Wall Street Journal, American Demographics and Omni. He is a regular guest on Fox Business’s “America’s Nightly Scorecard.”    Harry has written numerous books over the years. In his book  The Great Boom Ahead , published in 1992, he stood virtually alone in accurately forecasting the unanticipated boom of the 1990s. In  The Demographic Cliff , he shows why we’re facing a “great deflation” after several years of stimulus — and what to do about it now. In 2016 Harry published,  The Sale of a Lifetime ,  where he reveals the secret behind many of the largest (and fastest!) fortunes in history out of great crashes that can create a profits windfall that will last you generations. In his latest book,  Zero Hour: Turn the Greatest Political and Financial Upheaval in Modern History to Your Advantage , Harry Dent reveals why the greatest social, economic, and political upheaval since the American Revolution is on our doorstep. Discover how its combined effects could cause stocks to crash as much as 80% beginning just weeks from now…crippling your wealth now and for the rest of your life. Harry arms you with the tools you need to financially prepare and survive as the world we know is turned upside down!    Today, he uses the research he developed from years of hands-on business experience to offer readers a positive, easy-to-understand view of the economic future by heading up Dent Research.    He speaks with us about demographics, market cycles and baby boomers.   harrydent.com   The Rundown Early Aspirations College Strategic Planning Boredom Baby Boomers Responsibility Demographics Real Estate Innovation Bail Outs Financial Crises Depression Debt Spending Cycles Stock Market Agricultural Revolution Coma Economy Immigration Apartments Inflation Real Estate Bubble Rent Retirement Multifamily Positive Cashflow Location Asset Classes Crypto Future Opportunity Book Recommendations   Check out our Upcoming Live Events!   Subscribe to our Youtube Channel for lots of great content!   Buy our new book The Honey Bee! Will Coleman and Mike Taravella discuss personal financial statements.   Key Information: A personal financial statement or PFS is an account of an individual’s personal assets and liabilities. Personal financial statement’s are used by lenders to evaluate whether a borrower has the net worth and liquidity to pay back a loan in the event that they were to default on their payments.  A majority of lenders will require your net worth to be equal to or greater than the loan amount and for your liquidity to be enough to cover 9-12 months of debt service payments post closing. Scheduled Real Estate Owned (SREO): a list of all properties a borrower has an ownership claim in. Banks will put more emphasis on the net worth of a borrower and less emphasis on the SREO. Fannie Mae and Freddie Mac will put equal emphasis on your net worth and SREO.    Expert Pro Tip: “Check out our resources to help you fill out your PFS!” Contact Information: miket@randcre.com will@randcre.com   To register to invest with us: https://invest.randpartnersllc.com/invexp/accounts/login/ Rand CRE's Facebook: https://www.facebook.com/randcre Rand CRE's Linkedin: https://www.linkedin.com/company/randcre Rand CRE's Instagram: https://www.instagram.com/randcre

Homeschooling may sound like the best option, but if it doesn’t fit into your schedule or if you think you do not have the ability to teach your kids, then it may not be right for you.  Behaviors are belief driven, and I always had the belief and still do that my wife is the most qualified person to teach our kids.   Most importantly, we want to impart confidence to our listeners that they can homeschool their kids. The fact that they listen to our show, which focuses on family and communication, shows me that you care deeply for your family and you have the conviction to do what is best, no matter how hard it is.   Click on the link down below for more information on our Youth Academy:   Jake & Gino Youth Academy   Please send us your questions to julibarbaro@gmail.com.

In this lesson, Julia and Gino share their journey of teaching their children the often neglected skills of money, finance, and investing, which are omitted in today’s public schools.  Jake & Gino created a Youth Academy to address the inequities of lack of financial education in the classrooms, and have included lessons for adults as well.   What is included in the Youth Academy? For starters, what can parents do right now to begin the journey, what life skills can they teach their children, what are some powerful habits to create around money, what is money and how to take control of it, and so many more vital topics.   The goal of the Academy is to present money and investing in an easy to understand format, where young adults have a framework to begin implementing the lessons in their daily lives to improve their financial situation. These lessons have been created by us, and they have led to our financial freedom and the ability to help others achieve the same level of success.   To become part of the Jake & Gino Youth Academy, click here to sign up →   Jake & Gino Youth Academy   Welcome to the Jake & Gino family!

The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community.   In this episode, Julia & Gino share their main takeaways from the Greatest Salesman in the World.  The book is a beautifully written parable with advice to improve your life.  The author has laid out the advice and shared his words of wisdom through ten ancient scrolls.   Scroll #1 – Today begins a new life. He is reborn. Read the scroll for 30 days before moving on and implement teachings. Create new empowering habits, and the reading has become a habit.. Take the messages seriously even if they are simple.   #2 Greet the day with love in your heart. Look on all things with love, the sunset. Laud your enemies and encourage your friends. Love yourself. Don’t allow your heart to become bitter. With this one skill, I will become the greatest salesman.   #3:Persist until I succeed.  Each day is one blow against a mighty oak. Keep chopping away. Remove words such as quit, impossible, unable, cannot, hopeless, retreat. Each obstacle is a detour. Greatest principle “If I persist long enough, I will win.   #4:I am nature’s greatest miracle. No one else is like me, or has my gifts. I am unique. I was brought forth with a purpose. Focus on work at work and home at home. I have unlimited potential, but I need to work and get better. Showcase my uniqueness. I was conceived in love and brought forth for a purpose.   #5:Live this day as my last. Enjoy the beauty, don’t remember yesterday or worry about tomorrow. Yesterday is buried forever, forget it. Procrastination I will destroy with action. If it is my last day, it will be my greatest monument. I will make more calls, sell more goods.  And if it isn’t my last day, I will fall on my knees and give thanks   #6: Master of my emotions. “Weak is he who permits his thoughts to control his actions. Stong is he who forces his actions to control his thoughts. Sing if depressed, laugh if sad, work hard if you are afraid, think of past success if you feel like a loser. Also, think of the prospects mood and emotions. Don’t judge a person on one meeting I will become a master of myself and my destiny.   #7: I will laugh at the world. Laughter puts everything into perspective. Don’t take yourself too seriously. Only with laughter and happiness can you become a success.   #8: Today I will multiply my value a hundred fold. Set goals for my life. Plan. Focus on yourself and not others. Don’t compare your results with others. You are competing with yourself. Be humble, continue to grow and learn.   #9: Take action. Everything else is useless unless you take action. Action is the food and drink which will nourish my success. Repeat “I will act now, I will act now, I will act now!” Say them before you go out, when you hit a road bump, Tomorrow is the day reserved for the labor of the lazy. Success will not wait, if I wait she will seek out another. This is the time, this is the place, I am the person!   #10: Pray, ask for guidance.Don’t pray for material things, pray for guidance, to be shown the way to acquire things and opportunities. Let me become all you planned for me when my seed was planted and selected by you to sprout in the vineyard of the world. Help this humble salesman. Guide me God!!   The advice may appear to be simple, but implementing it will yield an abundant life!   Questions or comments? Email us at juliabarbaro@gmail.com

Mike Taravella and Will Coleman interview Tyler Cauble of The Cauble Group.    Key Information: Gain an edge in multi-family by learning how to underwrite commercial and retail properties.  Good retail deals allow you to lock in long term leases with high credit tenants. Commercial lease agreements can vary significantly depending on the tenant. To get agency financing for mixed-use properties, at least 75% of the income must come from the multi-family portion of the property. Right now the typical commercial loan will be 12-18 months IO, 20 years amortization, and have a 4% interest rate.  Commercial loans include the cost of renovations.  Smaller units in commercial spaces are starting to trend as a result of COVID-19.   Expert Pro Tip: “Don’t be afraid to get involved in mixed-use properties” Contact Information: Instagram: @commerical_in_nashville Youtube: Tyler Cauble https://www.tylercauble.com/   To register to invest with us: https://invest.randpartnersllc.com/invexp/accounts/login/ Rand CRE's Facebook: https://www.facebook.com/randcre Rand CRE's Linkedin: https://www.linkedin.com/company/randcre Rand CRE's Instagram: https://www.instagram.com/randcre

In this episode, Julia and Gino discuss how to set and accomplish priorities in your family and business life.  A priority is defined as a thing that is regarded as more important than another. You need clarity on what they are for you and in what order you need to set. They can and will change as you change and those around you. As your kids get older, their needs will change. You will constantly be reassessing them often.   When we run too thin and try and do everything we eventually get burned out and become unsatisfied with our life. The objective is to create priorities and to stick to them to avoid getting burned out.   Boundaries are vital to setting priorities, and being able to say no will allow you to focus on what is important to you.   Here is a framework to follow when establishing priorities:      Figure Out What's Most Important To You. ... Create An Action Plan. Designate Specific Time Slots For Tasks. Determine How You Want To Live Your Life. Talk To A Mentor.. Map Out Your Daily Tasks. Eliminate Distractions. Take Time To Reflect and re-assess.   Questions or comments? Email us at juliabarbaro@gmail.com

The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community.    Formerly a private jet pilot for a world-renowned surgeon, Bill Ham left the Corporate Aviation life and started Phoenix Residential Group with a single duplex and a dream. Over more than a dozen years Bill grew that company to include more than 1500 units spread over the state of Georgia along with a thriving Property Management Company. Trying to anticipate the market cycle, he spent the next few years divesting many of those assets at the peak of the market making his investors substantial returns on their investment. During his entire career he has been a coach and a mentor to dozens of young, soon-to-be industry titans where, even today, he is an integral part of the Jake & Gino community where he excels as a coach. Bill has seen one recurring problem among new investors trying to break into multifamily, and he experienced it during his aviation career. In this episode, Bill tackles the problem of get-there-itis (The determination of a pilot to reach a destination even when conditions for flying are very dangerous),  where new investors feel that they need to act quickly and show their significant other that they are achieving success, without taking proper precautions or being careless and rushing into potential opportunities to show that they are taking massive action.  Bill discusses how to combat get-there-itis, and shares tips on how to communicate with your partner and share your vision with them. After turning the first home he purchased into a rental when moving cross country, Josh Roosen saw the power of cash owing assets. To further get his foot in the door he joined up with one of the nation’s largest real estate investing education companies, where he became passionate about helping others while furthering his own investing career. After realizing the power of multifamily he joined the Jake and Gino team to grow his portfolio in multifamily while expanding the Jake & Gino community. Currently Josh owns 328 units and is the Community Director at Jake & Gino.   In this episode, Josh discusses his experience with going to college, the mistakes he made at school, taking five and a half years to graduate, as well as the benefits that he received while attending college. Julia and Gino Weigh in on the discussion and offer their advice on how they have navigated their two older children to attend college.   The focus of the podcast is to offer benefits and negatives to attending college, and sharing the experience of the hosts and the guest, while offering solutions to saving on costs and getting the most out of the college experience.   From his college experience, Josh has been able to grow the Jake & Gino education platform and implement what were the best elements of college, such as in person learning, accountability, and adding other elements, such as personal mentoring to the educational platform.   The Jake & Gino family have created the Youth Academy to teach young adults and their parents financial intelligence and the skills of becoming an investor and business owner. Their passion for education made them realize that these skills were not being taught in school, so they created their own program to teach these vital skills to teens and young adults.   Click on the link below to purchase the Youth Academy: Jake & Gino Youth Academy   Questions or comments?
